The Regional Property Manager is accountable for all operations of assigned properties, and reports to the Company President.

Manage the day-to-day operations of a portfolio of properties in the Twin Cities area, managing budgets, coordinating maintenance, overseeing leasing and marketing efforts, ensuring compliance with regulations, and leading site staff to maximize profitability and tenant satisfaction. This role requires strong leadership, financial understanding, and customer service skills.

Key Responsibilities:

  • Property Performance:

Monitor and analyze financial performance of each property, including occupancy rates, revenue, and expenses.

  • Team Leadership:

Supervise and mentor site managers and maintenance staff.

  • Operational Management:

Ensure smooth day-to-day operations including tenant relations, lease enforcement, maintenance coordination, and addressing tenant concerns.

  • Market Analysis:

Stay informed about local market trends, competitor activity, and adjust rental rates and marketing strategies accordingly.

  • Reporting & Analysis:

Prepare regular reports on property performance

  • Tenant Retention:

Implement strategies to retain tenants and minimize vacancy rates.

  • Capital Improvement Projects:

Oversee planning and execution of major renovation or improvement projects.

  • Vendor Management:

Negotiate contracts and manage relationships with vendors providing maintenance and repair services.

Required Skills and Qualifications:

  • Proven experience in multifamily property management
  • Strong leadership and team management skills
  • Effective communication and interpersonal skills to interact with tenants, vendors, and staff
  • Proficiency with property management software and reporting tools
  • Ability to travel frequently between properties within the assigned region
