Eaton Vance’s Real Estate Investment Group (REIG) focuses on institutional quality real estate in various markets and property sectors throughout the United States. REIG is the manager for all our direct real property investment strategies. Based in Boston and established in 2000, REIG oversees the real estate portfolios of a series of private equity funds. REIG selects properties through a rigorous process based on a range of asset and market criteria and engages and manages a select number of regional and national property managers to support onsite operations. The Executive Director and Senior Transactions Officer will be a member of the Eaton Vance Real Estate Investment Group (REIG), which is responsible for managing real property investments owned by certain funds sponsored by Eaton Vance Management (EV), a part of MSIM, the asset management business segment of Morgan Stanley. The successful candidate will be responsible for the sourcing, underwriting, diligence, and closing of institutional grade real estate assets for a national multi-sector portfolio (primarily comprised of multifamily, industrial, and triple-net leased properties) with a current value in excess of $9 billion. The Senior Transactions Officer will be actively involved in all aspects of the acquisition and disposition activities of the REIG managed real estate portfolio . The ideal candidate is highly motivated, organized, and dynamic, as the team interacts with all areas of the transaction process, including sourcing, underwriting, due diligence, and transitioning of assets . The individual will report to REIG Director of Acquisitions and Dispositions and will collaborate with other professionals inside and outside the Real Estate Investment Group including asset management, finance, legal and fund administration. What You'll Do In The Role Independently source potential investments on a national level through broker/seller relationships and local market research. Analysis of prospective property acquisitions, including but not limited to, market and submarket analysis, lease analysis, property conditions assessment, preparation of financial projections, assessment of tenant credit, and the investigation of ownership structure impact from the perspectives of risk and return, tax, and accounting. Granular review of due diligence findings of each transaction, including review of environmental reports, engineering reports, title/zoning matters, legal documents, leases, and assessment of operational and ownership risks. Liaison with internal and external parties to bring any due diligence findings to closure. Prepare materials for and make recommendations to Investment Committee with respect to such acquisitions and dispositions, including thorough sell/hold analyses. What You'll Bring To The Role Minimum of 10+ years of transactional real estate related work experience. The successful candidate will possess a proven track record of sourcing, investigating, and closing transactions primarily in the multifamily sector, but also commercial (industrial and triple-net lease) property types. Strong reputation and an existing network of contacts and relationships in multifamily and commercial sectors. Unwavering attention to detail. Deep experience with lease and legal document review and analysis. Advanced spreadsheet knowledge, as well as a strong math orientation and numerical aptitude.Proficiency in Excel and Argus required. Excellent verbal, written and interpersonal communication skills are essential. Ability to travel frequently and on short notice required. Thorough understanding of commercial real estate lending terms and conditions. Expected base pay rates for the role will be between $250,000 and $300,000 per year at the commencement of employment. However, base pay if hired will be determined on an individualized basis and is only part of the total compensation package, which, depending on the position, may also include commission earnings, incentive compensation, discretionary bonuses, other short and long-term incentive packages, and other Morgan Stanley sponsored benefit programs.
